Tenant Fees
Keith Ian complies fully with the Tenant Fees Act 2019. This legislation limits what landlords and agents are permitted to charge tenants in England.
We do not charge tenants fees for viewings, referencing, credit checks, inventories, check-ins, renewals or general administration.
Below is a clear explanation of the payments that may be required during a tenancy.
Rent
Rent is payable as agreed in the tenancy agreement. The amount, payment frequency and due dates will be clearly set out before a tenancy is entered into.
Holding deposit
A holding deposit may be required to reserve a property while referencing and checks are carried out.
The holding deposit is capped at one week’s rent and will be deducted from the move-in costs if the tenancy proceeds.
The holding deposit may be retained if the tenant withdraws, provides false or misleading information, fails a Right to Rent check, or does not take all reasonable steps to enter into the tenancy agreement.
Tenancy deposit
A refundable tenancy deposit may be required.
Where the annual rent is under £50,000, the tenancy deposit is capped at five weeks’ rent. The deposit will be protected in a government-approved tenancy deposit scheme and details will be provided in accordance with the law.
Default fees
Default fees may only be charged where provided for in the tenancy agreement and are limited to the following circumstances:
If rent is unpaid for more than 14 days, interest may be charged at a rate of 3% above the Bank of England base rate, calculated daily.
If keys or other security devices are lost, the tenant may be required to cover the reasonable cost of replacement.
Changes to the tenancy requested by the tenant
If a tenant requests a variation, assignment or novation of the tenancy, a fee may be payable.
This is capped at £50 unless it can be demonstrated that higher reasonable costs have been incurred.
Early termination (tenant request)
If a tenant requests to leave a tenancy early, they may be required to cover the landlord’s reasonable costs incurred as a result. These costs will not exceed the financial loss suffered by the landlord or agent.
Utilities and other charges
Tenants will be responsible for paying utilities, council tax, broadband, television licence and other services where stated in the tenancy agreement.
Redress and client money protection
Keith Ian is a member of a government-approved redress scheme and has client money protection in place, as required by law.
